Information about the price level of the property value

If you would like to have the price level of your property determined - for example for sale or for an inheritance tax return, you can request the relevant information from the Valuation Committee for Property Values.

Detailed description

Do you want to buy or sell a developed or undeveloped property or a condominium?


Then it may be useful for negotiating the purchase price to have the price level of the property value of the land/condominium approximately determined.


Even in the case of gifts, the price level of the property value is required for the calculation of notary and court fees and inheritance or gift tax.


The office of the Committee of Appraisers for Property Values provides relevant information on:

  • the price level of the property value
  • other data required for the valuation such as:
    • Land values
    • Building factors (values per square meter of living/usable space)
    • Yield factors
    • Tangible value factors

This information has no binding effect unless otherwise specified or agreed.

 

Information

Prerequisites

They are

  • Property owners,
  • Beneficiaries equivalent to property owners,
  • Holders of other rights to the property or
  • Those entitled to a statutory share for whose statutory share the value of the property is important.

You will also receive a market value appraisal for property values if

  • the authorities responsible for the enforcement of the Building Code,
  • the authorities responsible for determining the value of a property or the compensation for a property, or
  • Courts and judicial authorities

apply for it.

To process the application you will need:

  • Address, property type, date.
  • more detailed information about the property such as living space and year of construction

Procedure

Information via online service:

  • In the online service you select the desired value according to address, property type and date.
  • You enter detailed information about the property, such as living space and year of construction.
  • You can optionally enter billing information.
  • You pay for the information online.
  • You will have the opportunity to download the information and the fee notice as a PDF.

Alternatively, you can request information in writing.


To do so, you either submit an informal written application by email or post or use the LGV (HH) expert committee form.


The information required to process the application is:

  • Address, property type, date.
  • Further information about the property, such as living space and year of construction.

The office of the expert committee will examine your application and your documents.


If necessary, further documents or information will be requested from you.


The competent authority prepares the report.


You will receive the report and a fee notice.

  • Email or letter: 3-5 working days

Fees

The basis is the fee schedule for official surveying and the appraisal committee for property values in Hamburg (GebOVerm) in the currently valid version.
