Detailed description

A property drainage file is a document that contains all relevant information on the drainage of a property. It serves as proof and planning basis for the drainage systems on a property and their connection to the public sewer network.



If you have a legitimate interest, you can view property drainage records.

Prerequisites

You have a legitimate interest, for example as a landowner, tenant or authorized person.

Documents required

  • Proof of your legitimate interest (for example through a land register extract or property tax notice)
  • if necessary, consent of the owner
  • if necessary, power of attorney from the owner

Please note

As a rule, only certain groups of people are allowed to view the property drainage files in order to ensure confidentiality and data protection.


The following persons or institutions may be entitled to inspect the files:

  • As a property owner, you have unrestricted access to the property drainage file, as the documents concern your property.
  • As a tenant or lessee, you can view the property drainage file if this is necessary to exercise your rights or obligations, for example in the event of problems with drainage. You usually need the consent of the owner to do this.
  • As a specialist planner or engineer, you can view the property drainage file if you are responsible for the planning, conversion or renovation of drainage systems.
  • As an employee of the responsible wastewater or building supervisory authority, you can view the property drainage file to check compliance with legal regulations.
  • As an employee of an environmental authority, you can inspect the property drainage file if there is a suspicion of violations of environmental protection regulations.
  • As an employee of the wastewater disposal company, you can view the property drainage file when permits or maintenance work need to be checked.
  • As an employee of a court or an expert, you can inspect the property drainage file in the event of legal disputes or damage cases.
  • If you want to buy the property, you can view the property drainage file to find out about the condition and legality of the drainage systems. You usually need the owner's consent to do this.

Inspection by third parties is generally only possible with the express consent of the owner.


Data protection and property rights protect the files from unauthorized access.



Contents of a property drainage file

  • Site plans: Representation of the property with drainage pipes, shafts and connections marked.
  • Drainage plans: Technical drawings of private sewage systems, such as pipes, lines, inspection shafts and rainwater infiltration systems.
  • Connection permits: Documents confirming the approval of the connection to the public sewerage network by the competent authority.
  • Hydraulic calculations: data on discharge volumes and capacities of the pipes, if required.
  • Inspection and maintenance reports: Records of examinations, repairs or cleanings carried out.
  • Legal basis and regulations: References to applicable regulations for drainage and the operation of the systems.
  • Special features of the property: Information on small sewage treatment plants, infiltration systems or backflow prevention systems, if available.
