Landlords are not allowed to set the rent for a residential property disproportionately high, but must adhere to legally prescribed guidelines.
Excessive rent can occur if the rent is more than 20% higher than the usual rent for comparable apartments (local comparative rent). Rent gouging can occur if the rent is 50% higher than the local comparative rent.
If you, as a tenant, suspect that your rent has been set too high, you can report this to the relevant authority. The relevant authority will review your report and possibly initiate legal action against your landlord.
