Detailed description

Are you the owner of several properties and would you like them to be registered in the land register as a single property?
You can achieve this by applying to the land registry office to merge one property with the other.
Previously independent plots of land are transformed into a single new plot of land, which in some cases can be used in a more economically viable manner.
The application for unification must be submitted to the land registry office; you can have your signature certified by a notary.

 

Information

Prerequisites

  • They are the owners of all the properties that are to be merged.
  • The properties to be combined form a single unit both locally and economically. This means that they should be spatially adjacent to one another.
  • The properties in Section III of the land register are not or evenly encumbered with, for example, mortgages or land charges.
  • The owner's declaration that the association is desired must be publicly certified. This declaration must be attached to the application or your application must be included in the declaration. Certification is carried out either by the surveying office or by a notary.

  • Publicly certified application (certification by a notary or surveying office)
  • Information about the properties, possibly cadastral map
  • proof of eligibility if applicable
  • Current commercial register extract for companies
  • Current extract from the association register for associations
  • if applicable, notarized power of attorney for representation

Procedure

  • Submit the application for property unification in the land register to the land registry office that maintains the relevant land records.
  • The application must be submitted in a notarized form because it replaces the required declaration (authorization).
  • The land registry office checks your application and the requirements.
  • If all requirements are met, the land registry office enters the combined property in the land register.
  • You will be informed about the entry.

Processing time

The processing time depends on the individual case and the workload of the respective land registry office.
