You can have legally significant declarations that create, change, or delete rights to a property entered in the land register. These declarations are made by the responsible land registry office at the local court and affect the so-called land register pages for the respective properties.
You can have the following entries made in the land register:
- Property (owner of a property)
- Changes, for example, after purchase, inheritance or foreclosure
- Burdens and restrictions (Section II)
- Easements (e.g. right of way, right of residence)
- Preliminary notices (for example, to secure a purchase claim)
- Usufruct, real burdens or restrictions on disposal
- Mortgages (Section III)
- Mortgages
- Land charges
- Pension debts
Only when they are entered in the land register do the declarations become binding rights.
The entries are linked to the property and remain valid even if, for example, ownership changes.
